1. RESERVATION DEPOSIT AND PAYMENT OF BALANCE
The reservations deposit is
payable with the completed booking form. The full balance is payable no later than 10 weeks prior to the date of arrival. Once final balance is paid it is non refundable.
2. ADDITIONAL SECURITY DEPOSIT
In addition to the reservation deposit, a security deposit of £150 GBP is
payable to cover breakage’s or damage to the premises and or
contents, telephone bills, cleaning costs other that those normally incurred in connection with the
occupation of the premises, but not including for example, the cleaning of carpets, upholstery, etc.
The deposit is returnable subject to deductions to cover the expenses mentioned above within
21 days of vacating the premises.
3. VACATING THE PREMISES
We would ask when you leave the villa it is left clean and tidy, trash put outside for the next collection. Failure to adhere to this will result in loss of security deposit. Any breakages be replaced with equal.

4. CANCELLATIONS.
If the balance of the sum as shown on the booking form remains unpaid 10
weeks prior to the date of departure the owner reserves the right to cancel the booking and, in this event, the deposit will be forfeited. If the Client
cancels after the booking is confirmed and paid for in full, all monies will be forfeited.
The person who signed the booking form must confirm all cancellations in writing.
5. UNAVOIDABLE CHANGES
We (Owner) reserve the right in any circumstances to cancel the booking
and in this event we will return all sums (but without interest or compensation) or (at the option of
the Clients and subject to availability) we will offer alternative premises of comparable standard.
In the event of a major change to the booking being necessary we will inform the Client as soon as
reasonably possible and, if the client does not wish to accept the booking on this basis, we will
cancel the booking and return all sums (but without interest or compensation).
6. COMPLAINTS
Should a problem arise relating to the premises the client should contact the appointed Management Company. Details are enclosed in the information folder, which will be found on arrival at the premises.
7. AVAILABILITY
The premises will be available for occupation from 4.00 p.m. on the first day of the rental period ad must be vacated by 10.00 a.m. on the day of
departure. A charge per hour after 10.00 a.m on the day of departure unless
requested and accepted by owner or agents in advance.
8. LIABILITY
The owners of the premises accept no responsibility whatsoever for personal injury, accidents, loss or damage to persons or personal effects however caused. The owners accept no responsibility whatsoever for any loss or damage or alteration to the terms of booking caused by events beyond their control including flight delays or cancellations, adverse weather conditions, fire, flood or industrial dispute, war or threat of war, riots, civil commotion, terrorist activities, industrial disputes, natural and nuclear disaster or force majeure.
9. SAFETY, SECURITY AND MAINTENANCE
The Management Company reserves the right to enter the premises at any time for whatever reason.
10. BROCHURE DESCRIPTIONS
All brochure descriptions are made in good faith and every care is
taken to ensure their accuracy, but no liability will be accepted in the event of any errors or misprints.
11. SWIMMING POOL
The owners and owner’s agents do not accept liability for injury, howsoever
caused, as a result of the use of the swimming pool. Adults are specifically requested never to
allow children unsupervised in the pool or decking area. It is recommended to use plastic
tumblers, plates, etc. when “dining on the deck”.
Please also be aware that in Florida’s winter months, the temperature on occasions can be in the 30’s and 40’s Fahrenheit. Guests understands that pool heating takes 1-2 days to become effective after being turned on. Pool heat is on a timer and is set by management company. Electric pool heaters ( exchangers ) will not operate below 52 degrees F and the pool heater is rendered ineffective, and which the management company could not assist with. The owners are unable to return any payment for pool heating should the air temperature be too low for the pool heat to work.
The owners would not be responsible in this situation. The Jacuzzi is not a hot tub and is heated via the swimming pool circulatory system. Where available a pool blanket should be used by Guests to mitigate such reductions in temperature.
12. For security reasons the Property is equipped with night vision security cameras at the front door and at the sides of the villa monitoring pool heating controls and equipment. Guests accessing or tampering with the pool heating equipment will result in the forfeit of the security deposit and the guests will be also be liable for any additional pool heating and other costs incurred which may include call out and repair charges. If in any doubt about the operation of the pool heating equipment the Guest should contact the management company.
13. BARBAQUE
Due to health & safety reasons we suggest the hire of a gas bbq, which can be arranged by the management company. To be used outside of the screened area.
14. INSURANCE
It is advisable to take out adequate insurance when you are traveling abroad to cover all eventualities.
15. NO PETS
No pets of any kind in the house
16. NO SMOKING
The villa is strictly Non-Smoking. This keeps the villa clean and odour free, avoids triggering sophisticated smoke detecting system and is for your safety.
17. GUESTS
Only the agreed number and named guests allowed to stay in the villa unless prior consent from the owners
18. PARKING
Strictly NO parking on the grassed area on the drive and at the front of the villa, you will be issued with a violation order from the HOA for which you will be liable.
19. Please be thoughtful of your surrounding neighbours. No Loud noise, ie; music playing too loud. Please observe quiet times from 10.30 to 8.00 am . Strictly no partying.
I HAVE CAREFULLY READ AND AGREE TO THE BOOKING FORM CONDITIONS AND AGREE ON BEHALF OF MYSELF AND ALL OF MY PARTY TO ABIDE BY THEM. I WOULD LIKE TO CONFIRM MY ACCOMMODATION AS INDICATED ON THE REVERSE OF THIS DOCUMENT.
